There are no vacant lots available in Mountain City. The other important aspect about this town is there are no permits required for any type of remodeling. Only for new construction is a permit required and even then, the permits are inexpensive and there's only 2 code inspections. One inspection on the foundation and a final on the electrical which consists of looking at the main panel to make sure it's hooked up correctly.

Mountain City is an outdoor enthusiast's paradise.
The town is situated in Johnson County TN in the very top NE corner of TN. You can be in either Virigina or North Carolina in 10 minutes. It is very close to several towns and cities including Boone and Banner Elk NC, Damascus and Abingdon Va, Elizabethton, Roan Mountain, Johnson City, and Bristol TN.
It is also situated close to Holston Lake and Watauga Lake, the Blue Ridge Parkway, and the Cherokee and Jefferson National Forests. In Mountain City Doe Mountain Recreation features and 8,000 acre ATV and motocross area. There's many waterfalls, rivers, trails, and parks. The area is home to the 421 Snake for auto clubs and motorcyclists from around the world. Mountain City is about 2 hrs from Asheville, the Pigeon Forge area, and about 2 hrs from Tail of The Dragon.
For motorcyclists and bicyclists there are 7 dragons and 6 snakes and the very famous Damascus VA for hiking and biking is only 15 minutes away. Theres also boating, canoeing, rafting, jet skis, hang gliding, and a small airport here in town.
In town in Mountain City there is every type of store you need except big box stores. All big box stores are within easy reach in 5 different towns. Here in town there is Ballard hospital and just down the street from the cottage past the American Legion is the senior community center and a large community swimming pool and 2 parks. There are 3 grocery stores, 2 huge nurseries, Ace hardware, Building supply center, Agricultural and farming supply center, ATV and motorcycle centers, 3 pharmacies, antique centers and gift shops, and many local restaurants within easy reach. There is an auction house and 2 flea markets. There's many gas stations and fast food places as well.
People here are very nice and friendly and there are many fairs, festivals, and car shows.
The weather here is much milder in the winter than being over in NC up in the higher elevations. We rarely get snow and if we do its usually one a couple of inches. Snow skiing is also very close by in Banner Elk, NC.
